Parand New Town

Location: 4O kilometerssouth-west of Tehran along the Saveh Highway and 10 kilometers away from Robat:'Karim city.

Objectives:


- To Provide housing for Imam Khomeini International Airport staff and employees. - To balance and improve housing and residential structure within the greater Tehran city.
- To provide proper grounds in order to attract Tehran's over spilledpopulation as well as employed people of urban areas.

- To provide a sound alternative to unauthorized marginal urban developments and growing slums within city suburbia.


Master Plan Details: Population: 80,000 inhabitants.

Area: 1,000 hectares.

Date of approval by the High Council on Architecture and Urban Planning of Iran: 9,06,1377 (August 31,1998).

General Overview and Construction Layout:


  Parand new town project is divided into four main areas.

1- Main and central area district zones.

2- City parks, recreational centers and green belt area district zones.

3- Major civic services and regional business and occupation zones.

4- Industrial quarters and districts zones. All of these have been situated in three large precincts mainly inner city, city periphery and industrial zones.

The implementation of Parand new town

project has been stipulated to include three different stages. Phase I is set for completion by the end of 1375 (1996). Phase 11 is due for completion prior to 1386 (2007) and the Third phase is scheduled for the year 1395 (2016) by which time this new town will reach its maximum population capacity.

LATYAN New Town

Location: 10 kilo meters north-east of Tehran .

Objectives:
- To set up and establish various departments for the benefit of greater Tehran city.

- To set up and establish tourist and recreational centers for the greater Tehran city.

- To establish a seasonal leisure and recreational town.

- To organize and regulate housing developments within Lavassan area while at the same time safeguarding its natural habitat and environmental concerns.

Master Plan Details:
Population: 26,000 inhabitants.

Area: 1100 hectares.

Date of approval by the High Council on Architecture and Urban Planning of Iran: 10/07/1370 (OCT/0l/1991)

General Overview and Construction Layout:

The make up and design of this new town has been influenced by its specific geographical conditions especially the river which runs throughout the city. This new town project has been mainly focused in three districts with the following specifications:

1- First area district: Includes a high density dwelling area aimed at permanent housing with future growth in the number of country houses stipulated for the benefit of reinforcing city spatial make-up and structure.

2- Second area district: To plan for the expansion of country house zones with Iow density projects bearing in mind city make-up and structure.

3- Third area district: This port is allocated for the leisure and recreational facilities for the first and the second area districts, the following recommendations have been suggested:

- To envision the possibility of a communications network.

- To utilize the 'dam reservoir boarder slope regions including the artificial forestry thereof for public leisure and recreational activities.

- To plan for the future growth and expansion of civic works and business activities.

Baharestan New Town

Location: 15 kilometers south-east of the Esfahan-Shiraz road.

Objectives:

- To attract aud absorb Esfahau's overspilled population in appropriately distant regions other than the built-up city areas.

- To construct an alternative urban center aimed at developing a proper urban hierarchy within Esfahan region as well as attracting part of the activities which are exclusively centered in Esfahan .

- To trausport over spilled papulation to the denerted areas especially in south of Esfahan and transport them from farm hands.

- To attract the designated population somewhere outside Esfahan urban region in order to safeguard Esfahan 's historical make­up and traditional characteristics.

- To set up and establish light industries like textile, food processing, construction and apparel, in such a way that they do not create environmental hazards for the city.

- To establish various service centers in order to reduce the said congestions within Esfahan, specially training and higher education centers; specifically various colleges which have direct relations with Esfahan, Islamic Azad (open) and Medical Science Universities.

Master Plan Details: Population: 320,000 inhabitants. Area: 3,000 hectares.

Date of approval by the High Council on Architecture and Urban Planning of Iran: 19,07,1372 ( October 11, 1993 ).

General Overview and Construction Layout:

The plan and design of this new town has been also based on ancient historical values of traditional Iranian cities.

The Zayandeh-Rood river which runs in close vicinity to Baharestan new town, provides an excellent natural route and a major rest and recreational facility, which coupled with the two other roads joins the two cities of Esfahan and Baharestan together. In fact the continuation of Chaharbagh street of Esfahan forms the main street of Baharestan city. This street has been designated as the main civic and cultural center while its cross section with Zayandeh-Rood has been set aside for city central square comprised of numerous important buildings within its perimeters. In the southern section of the mountain slopes, the land has been divided in an orderly manner into plots forming numerous gardens. In another side of this main street a corporate business office district has been envisioned making room for business and trade as well as residential units. Further down by Chaharbagh a 330 hectare piece of land has been set aside for the construction of a 9000 unit apartment complex. An aqueduct runs diagonally through this area which will serve as secondary artery with its entailing public service and facilities. Over and above this an east-west artery route connects all existing precincts with each other

Poolad shahr New Town

MAJLESI New Town

Location: 65 kilometers south-west of Esfahan, just before the Esfahan-Borougen-Khoozestan highway and six kilometers from the Mobarakeh Steel Complex.

 Objectives:

- To create and establish new economic poles outside the region.

- To arrange for a more balanced population distribution within the region.

- To maintain and protect the green belt around the Zayandeh-Rood river.

- To strictly control industrial city expansions. - To arrange and direct urban development along southern sections of the ZayandehRood river.

- To provide housing for the employees and staff of Mob-arakeh Steel Complex and major industries as well as service sector, farming and inner city manufacturing workshops.

SADRA New Town

Location: 15 kilometers north-west of Shiraz .

Objectives :

-To arrange for a logical and more balanced population distribution of Shiraz urban area.

- To house and accommodate the overspilled population of Shiraz city, Marvdasht and Zarghan

-To prevent farmland destruction and decimation of regional gardens and orchards

-To provide an opportunity for the development of Shiraz city .

 

Master Plan Details:

Population: 200,000 inhabitants .

Area: 2048 Hectares .

Date of approval by the High Council on Architecture and Urban Planning of Iran: 22, 06, 1372 ( Sep. 13, 1993 ).

General Overview and Construction Layout :

New town is divided into 6 zones, the town stretches along a main axis with two parallel main roads at a one-kilometer distance which together creat a linear urban form. The urban zones arouud the main axis of this new town will be one by one kilo meter and each consisting two to four districts. The centers of these zones are inter-connected with bus routes. These routes act as a service corridors. Due to certain topographic limitations in the western section ofthe town, and since the town had been planned for a population of over 125,000, the implementation of the project's general scheme in this part proved unfeasible. Consequently urban development had to take place more along the service corridor route in continuation of the main city axis; hence, another exclusive residential area has also been incorporated running along this axis

ALAVI New Town
Location:40 kilometers north-west of Bandar-Abbass city and 15 kilometers to primary industries and Shahid[- Rejai Port facility as well as other subsidiary industries in the region.

Objectives:

- To plan and program for the housing needs of oil, steel, aluminum and ship building industries within Shahid-Rejai Port facilities. - To supply the service requirements of the region and to prevent the growth of city slums.

- To establish and develop a medium sized population center in between urban and rural residential hierarchy. And also to restructure and rehabilitate nearby rural areas with respect to the mother city of Bandar-Abbass .

Master Plan Details:

Population: 100,000 inhabitants.

Area: 3,000 hectares.

General Overview and Construction Layout:

In the master plan a central district has been envisioned. Three main arteries make up the main city framework. The main artery incorporates the central market zone and the second artery encompasses other major civic fa_ilities. The third artery includes recreational services. Here city streets serve as main frames and service facilities are centralized in each residential district center. No explicit zoning divisions such as districts or city precincts have been envisioned and residential units and business shops seem to mix together representing a natural appeal.

Ramin New Town

Tiss New Town

Location: 30 kilo meters north-west of Chabahar Bay equidistant between the Chabahar coast-line and Kenarak.

Objectives:

- To create housing for employees of the free trade zone of Cbabahar-Kenarak.

- . To establish residential hierarchy in the region.

- To propose model habitation units.

- To overcome the geographic shortcomings of Kenarak township due to its surrounding shorelines and military compounds.

- To make use of the least amount of available services and to decrease costs.

Population: 100,000 inhabitants.

Area: 1000 hectars

General Overview and Construction Layout

In this project the sea has been the predominating factor in the natural environmental make up of the city. Outer perimeter of the town has incorporated the sea shore. The central quarters run perpendicular to this line. The town develops in two different directions.

The expansion program for this new town stipulates three different development phases.

Streets with exclusive features form the structure of the town. The main central quarters are made up of two first class support service arteries. One of these runs perpendicular to sea shore and the other parallel to it. Other secondary arteries perpendicular to the latter provides support services covering the entire new town perimeters. Other tertiary arteries, forming boarder lines of residential areas, provide additional support services. The plan has been designed to incorporate three expansion phases.
